Guide · how this tool works
What a sister city is

One named agent in another market who handles your outbound clients and sends back their inbound. Two agents, one corridor, fees formalized before it matters.

What you leave with

Every view surfaces the top three calls you should be making this week. Names you can find on Sell It. Contact today, formalize within thirty days.

How to use this tool
1
Start on your dashboard
Signing in loads your two markets from your Sell It profile and builds the cards for both. Nothing to pick.
2
Follow a card into the detail
Every card links through to the county or state page behind it, where the full corridor tables, call scripts and sources live.
3
Browse any other market
The sidebar lists all 51 states. Pick a state for its overview, or a county for its own corridors. Use the Luxury submarkets toggle for submarket views.

The Network map

The Network shows every Sell It agent in Sister Cities as a dot on the counties they work, so you can see who is where and reach them. You appear on it under your two markets, never anywhere a sign-in came from. To leave the map, switch off "Show me on The Network map" in Edit my markets, or "Show me on the map" on the map page itself. It is on unless you switch it off.

How distance is measured

Every distance in Sister Cities is measured from where people live in each county, the Census 2020 center of population, not the county's center point. A move within your service radius (25 to 100 miles from the nearer of your two markets, your choice in Edit my markets) is yours to work; one beyond it is a Sister City corridor, where the other end needs a local agent. Measuring from where people live keeps a nearby move yours even in a big county whose center point sits far from its towns. Connecticut's planning regions are not in the 2020 file, so they are measured from their Census center point.

Key Terms & Data Guide What the numbers mean ▼
HH / yr  Households per Year
The number of households that completed a move along this corridor in a 12-month period. Sourced from IRS tax return filings, when someone files taxes at a new address, the IRS records the move. Not search intent. Not surveys. Actual completed moves.
AGI  Adjusted Gross Income
The average household income of movers along this corridor, from IRS filings. This is not median home price, it is what the buyer actually earns. A corridor with $280K avg AGI is sending high-income buyers. Use this to qualify whether the feeder market buyer can afford your market's price point.
Referral Fee  County price × 2.5% × 25%
What one closed transaction on this corridor is worth to you. Calculated as: the destination county's price, times a 2.5% commission, times a 25% referral split. Always confirm the exact rate with the receiving agent before formalizing the relationship.
Corridor Pool & 5% Capture  The annual model
The pool is every referral dollar that moved along a corridor last year: households on the corridor times the referral fee at the far county's price. Capture is what you earn if you close 5% of it. Conservative planning baseline, not a guarantee. A mature relationship with a top producer can exceed it; a new one with no follow-up system will not reach it. Corridors are ranked by pool, because a corridor with more households and a higher price point is worth more of your time.
Inbound Feeders  Who sends you buyers
Counties and markets that historically send buyers into your market. These are the agents you want to be known by before their client decides to move. Build this relationship before the client calls, or someone else already has the agent's number.
Outbound Destinations  Where your sellers land
Where the sellers in your market are going when they leave. These are the referral relationships that protect your existing client base. Every seller who moved away without giving you a referral fee is a gap in your system. This column shows you where to close it.
IRS SOI  Statistics of Income, Migration Data
The federal government's county-to-county migration dataset, published annually by the IRS. When you see "IRS SOI 2021-22 confirmed," that corridor is sourced from actual tax filings, not estimates or surveys. The most accurate migration data available at the county level. Current vintage lags 2-3 years by publication schedule.
AGI Floor  Luxury submarket income filter
On luxury submarket views, only feeders whose average AGI meets or exceeds the market's threshold are shown. Scottsdale filters to $165K+. Nantucket to $250K+. This removes lower-income corridors that can't realistically transact at luxury price points and keeps your call list focused on buyers who can close.
